In Eskbank, Dalkeith, the owners of a family home wanted to transform their downstairs living space into something brighter, more open, and more sociable. Their existing layout felt dated and disconnected, with the kitchen and dining areas too enclosed to really suit the way they wanted to live and host. An extension, combined with clever interior design, was the ideal way to create a modern, welcoming hub at the heart of the home.

What Was Needed

The clients were looking for a seamless connection between kitchen, dining, and living areas. They wanted the space to feel open but still defined, ensuring each part of the room had its own character. Large windows and doors were essential to bring in natural light and create a flow between indoors and outdoors, turning the back of the house into the perfect place for both family living and entertaining guests.

Our Approach

We began by opening up the kitchen and dining areas, then extended into the back garden to increase usable space. To balance openness with subtle separation, we installed a bespoke feature wall with a glass fireplace that could be enjoyed from both sides, creating a visual divide without closing the room off. Partnering with Vetro Frames, we fitted expansive bifold doors and a peaked roof with glazed panels, ensuring maximum daylight while framing views of the garden. Throughout the process, we worked to the client’s budget of £125,000+, delivering a design-led build that emphasised light, flow, and functionality.

The End Result

The completed extension has redefined the way this home works. The kitchen, dining, and living areas now flow effortlessly into one another, creating a stylish yet practical environment. The glass fireplace adds warmth and character while maintaining sightlines across the open space. Thanks to the bifold doors and pitched roof windows, the room feels bright and expansive, with a strong connection to the outdoors. The clients now have a home that not only meets their day-to-day needs but also provides the perfect setting for hosting and socialising.
